Soft light in particular. Historical properties in general are quite dark, for obvious reasons. So we'll always look at ways we can bring more light into a place to brighten it up.
Light can be used to make a space feel bigger, more homely, more usable.

🌾 Being a country girl means I pull a lot of the inspiration for my work from my natural surroundings.
It runs through my family life as well; the experiences that living in the countryside can give to my children are really important to me.
My little boy can often be found outside, you know, tending to his hens, or watching the ducks out the front. He's got that freedom and responsibility to learn how to tend and care for these animals and the space to run around, free range.
But it's deeply intrinsic to our work as property renovation specialists too.
It informs the materials that we use for our building. It gives us lots and lots and lots of inspiration for different textures and all those amazing detail-oriented things that set a project apart from just being another standard renovation.
So i'd say it's more of a feeling than, you know, a tangible thing, country living.

We often find some shocking things in heritage properties when we conduct our initial consultations. Here's some common issues we come across:
Lack of ventilation: Buildings need to breathe! We often find properties using the wrong kind of paint or flooring in their buildings that over time, seals in moisture and causes damp.
Poor plumbing: Whether it's worn out pipes or hidden leaks that have grown over time, we often find hidden horrors when it comes to plumbing in historic properties.
Bodged brickwork: We don't need to explain this one. You've seen it too on many occasions, we're sure.
Hidden original features: Nothing makes us sadder than when we see polystyrene ceiling tiles hiding an ornate ceiling, or lino covering intricately decorated floor tiles. Embrace what is already there!
Faulty wiring: Probably the most dangerous of them all, and shockingly (no pun intended!) common.
What does craftsmanship mean to you?
To me, it means working in a traditional manner that lends itself to the history of the building, but I’m interested to know your thoughts.

Someone asked me the other day for my top tips when it comes to snagging.
My answer?
💡 Prevention is better than cure.
Firstly, choosing a renovation company that addresses potential issues before they become significant problems can save time and money in the long run.
As our team works, we'll fix issues as we go, because ultimately it's less costly and time-consuming compared to addressing them after the renovation is completed.
By addressing everything as it happens, we prevent things from worsening and causing more extensive damage. Our number one goal is to help maintain and improve the value of your property, after all.

It was a busy week of events last week.
First was a stunning Cellar dining experience at @westonparkofficial, hosted by @charlottethecopywriter.
I spent the evening catching up with friends over a feast style dinner, and met some lovely new people too (I even pushed myself out of my comfort zone and had a few professional photographs taken by Rosalie Arran - Brand Photography Specialist whilst I was there!).
Then on Thursday, we had a fab day at the Listed Property Show in Malvern, where again I met some great new connections and explored the show, which has given me a lot of new ideas and inspiration.
And as if that isn't enough, this week I will be at the Home Building & Renovating Show in Harrogate. If you're attending, do let me know as i'd love to catch up!
What are you up to this week? What are you most looking forward to?
Working with Heritage properties means we often have to adhere to really strict standards and guidelines (and rightly so!). Before we start work on any project, we have to do a bit of investigative work.
First we'll get as much information from the client as we can. Is it a listed building? Has there been any external involvement previously? How much do they know?
Then we'll move on to land registry, which will hopefully provide some more information surrounding the history of the property.
We will then work with local councils and authorities to see whether the property is in a conservation area, so that we're working in a sympathetic manner and within guidelines.
What you'll often find is that current building regulations and historical guidelines don't match up at all, which can sometimes lead to a little bit of misalignment, so often there has to be a conversation around that as well.
Once we've worked out exactly what can and can't be done, we then get to work!

There are three things you should always consider before starting a renovation project:
💡 How do you want the property to function? And how you want it to function within your family. This is a really important one.
💡 Are you future proofing your property? As in you're going to spend X amount on a project doing X, Y and Z. What's that going to look like in the future? If someone came along to buy your building, will these plans represent good value to the buyer?
💡 And thirdly, how do you want your property to feel? Do you want a cosy, welcoming space? Or does your project call for openness and space?
